Performing a Bathroom Faucet Repair

Making a bathroom faucet repair is pretty straightforward. You just need a few minutes and a Philips screwdriver and you can fix the leak without even the need for a plumber.

As with all things, faucets do become brittle and will ever crack as time goes by. This along with constant usage will eventually cause leaks. Normally these leaks are just minor and average about a drop a minute. However, we do not notice that if this continues, you are actually wasting a lot of water in the process. Some of us even tighten the head, thinking that it might stop the leak. Actually what this does is just increase the wear and tear and can even damage your faucet.

So let's now go to the steps you will take to start your bathroom faucet repair.

1. Start by turning the water off. Not just turning the cap but you must shut off the valve itself. This is normally seen underneath your faucet.
2. Remove the faucet cap with your Philips screwdriver and then remove the handle from the fixture as well. Make sure not to handle this very carefully as not to scratch the surface. Also make sure you do not force you screwdriver, otherwise you might end up with a loose thread and will require other tools.
3. Remove the nut from under the handle and unscrew the remaining rod and stem.
4. Clean out any debris from the cavity and make sure to replace it if it's heavily corroded.
5. Remove the screw holding the washer in place and take out the washer.
6. Make sure to find a washer that matches your bathroom faucet's model.
7. Finally once you have bought some new materials, insert the new washer, replace the screw and insert stem in the middle of all of them, turning it counter clockwise until it locks.
8. Once everything is in place, you may then reattach the handle and snap it into place.

The bathroom faucet repair should take care of the leak most of the time. Sometimes, your washer seat might be heavily damaged and will still cause your water to leak. When this happens, consider finding a new washer seat or just hire a professional plumber for some advanced cases. …

Lace Curtains, Valances, Tiers and Panels – Charming Window Coverings to Mix and Match


Designing Lace Curtain window coverings can be very confusing. Let's try to simplify the challenge by starting with the very basics. Most major Lace Curtain suppliers offer many different pieces to be used in combination to arrive at completely different looks. The pieces have various names including One Piece Swags, Fan Swags, Swag Pairs, Valances, Tiers and Panels. They are woven into elaborate lace patterns or stunningly bold Macrame ring lace. Depending how you use them, your window treatment can be formal or casual, simple or ornate. Whatever combination you use can greatly influence your over-all design goals.


The simplest design would be, as in this image, to use a Lace Valance and Lace Tier together. This picture (see link below) uses a Macrame Ring Lace, however, any Lace Valance and Tier can be used for the same effect. This design is shown on tension rods inside the window casing. The treatment also can be used where both Valance and Tier are mounted on rods that are attached to the wall outside of the window frame. Another attractive style would be to mount the Valance on an outside mount rod and the Tier on a tension rod inside the jamb. In yet a different version you could mount the Valance on an outside mount rod and use a full length Lace Panel or pair of Panels on a rod under the Valance rod. One of these options may be just what you want but, hold on, we are just getting started.

You may want a more formal treatment with an entirely different approach. It consist of a Swag Pair with a Valance in between and a full length Panel underneath. As another option, in a narrows window, you could eliminate the in between Valance and just use the Swag Pair or a Piece Swag (see link below). If you use two Panels you could tie them back to each side for a totally different style. Also, a Priscilla look could be created using a second Panel underneath the first Panel and tying them back to opposite sides.

There is another option that uses some of all the above ideas but is more informal and could be used in a den, dinette or kitchen area. It consists of a Swag Pair with or without a Valance in between and a shorter Tier in the window instead of a full length Panel.

Why Is My Boiler Boiler Pressure Relief Valve Leaking?

During a recent inspection water was dripping from the extension pipe on the side of the boiler onto the floor. This piping was connected to a leaking Pressure Relief or Safety Valve. This fairly common problem is actually a relatively good thing and keeps you and your family safe from potential failure of your boiler. Before the installation of these devices it was not uncommon to hear about boiler explosions injuring home occupants.

But why is it leaking now? To answer this question, it is important to understand how your heating system works. Your heating system distributes hot water throughout your house. As the water is heated and cooled by the boiler that water expands and increases in pressure. In order to limit the pressure of the heating system the hot water heating system includes various safety devices to ensure your home is safe.

The first and most important device on your boiler is the Pressure Relief or Safety Valve. The standard operating pressure of a home boiler system is 12 psi. If for any reason the pressure of the boiler increases beyond the safe operating pressure (the setpoint of the Pressure Relief Valve) the valve will open. This over pressurizing condition is likely caused by a failing expansion tank. When a boiler system does not allow for sufficient thermal expansion of the water in the system, the pressure of the system increases beyond the Pressure Relief Valve setpoint. Leaking of the Pressure Relief Valve due to this condition is normally cyclical as the boiler temperature heats and cools. There are two potential causes for this circumstance.

A typical cause is the cold pressure of the boiler water system is higher than the setpoint of the expansion tank which are typically designed with a 12psi setpoint. However, when the feed valve to the boiler system is higher than this setpoint the expansion tank bladder is compressed before the boiler begins operation. Once the boiler is turned on and the water is heated, subsequent thermal expansion cannot be accommodated by the already compressed bladder. Modification to the internal pressure of the expansion tank and/or reduction of the pressure reducing valve setpoint may be required.

A second potential cause is an actual leak or failure of the expansion tank bladder. In this scenario the expansion tank no longer provides for thermal expansion of the water in the system as the entire tank is filled with water.

Other causes of leaking Pressure Relief Valve can be due to the age and deterioration of the valve itself. In that case replacement of the valve is recommended. Work should always be performed by a qualified plumbing contractor.…
